The Funding.
Traditionally, build projects of this scale were funded exclusively by banks and institutional investors. However, the Internet has opened up this market to a much wider audience of private investors.
Funding for the project will comprise standard bank loans, mezzanine funding and equity provided by Housn Property Group. The mezzanine funding will come from investors’ capital, in the form of redeemable shares.
Redeemable Shares
Housn Portfolio INVESTMENTS LIMITED will issue redeemable shares with a fixed redemption date and a fixed redemption price, thereby limiting investors’ exposure to risk while offering them all the potential upside from a profitable build project.
Housn’s Typical Funding Structure
Each project's funding requirements are unique, but to provide an example, consider a project with a Gross Development Value (GDV) of £5.8 million.
For such a project, the majority of the funding would typically come from standard bank loans, covering approximately 70% of the GDV. This financing is secured by a first legal charge on the property.
In addition to this, mezzanine funding would be arranged to cover around between 5 - 10% of the GDV, providing further financial support to the project.
Housn Property Group would then invest the remaining portion, approximately another 5 - 10% of the GDV, in the form of equity and professional services. This ensures the project is fully financed and managed effectively.
This balanced funding structure enables Housn to deliver successful projects while adhering to industry standards.

What is Mezzanine Funding | Equity
‘Mezzanine’, or intermediate finance serves as a bridge between senior debt, typically in the form of bank loans, and equity in terms of the lender's risk and reward profile. Standard bank loans, which grant the lender first claim on the property in the event of default, carry the lowest risk and, consequently, offer the lowest returns. On the other hand, equity investments in property come with higher potential risks but also the possibility of greater returns. Mezzanine financing occupies the middle ground between senior debt and the developer’s equity and is commonly utilised in the house building industry. It provides an effective solution for funding large projects when traditional bank loans and available equity fall short of covering development costs. This approach allows developers, such as Housn, to expand their operations and construct more homes.
How Housn uses Mezzanine Funding
Housn Property Group offers mezzanine investors redeemable shares in exchange for their investment. Redeemable shares are shares that a company has agreed it will, or may, redeem (or buy back) at some future date. They are often issued by companies as a way of financing specific projects or capital raises.
Housn Property Group redeemable shares have a fixed redemption date, a fixed rate of return* and the right to a share of the profit, thereby limiting investors’ exposure to risk while offering them all the potential upside from a profitable build project.

HSN Property Group Holdings Limited will provide the Corporate Guarantee guaranteeing the Capital Sum.
